Hi I have been looking to do a long term rental for some time now with very little luck in my area (Note: I only want to buy a place where I know). I am thinking about changing my strategy to look for a vacation home to buy as a rental but my fear is they seem very seasonal and cyclical. If there is a down turn in the overall economy not sure how consistent the income would be. Also, this would be a pure rental not a vacation house for me. Do people have advice for evaluating short term vacation rentals?

Hi I struggling to find properties in my area that will actually cash flow positive with all the recent rate hikes for a rental property loan with 25% down I am still looking at 7.99 with a point. Am I better off waiting for a rate drop or till I can put more down?  Or should I start looking into other strategies. Right now I only have enough to look at condos which don't have much appreciation due to my price range.
