There are cap variations from city block to city block. I would only focus on cap rates for larger assets. The smaller assets I would value based on comps. If you connect with any knowledgable realtors, they should be able to tell you valuations. I would also try to get my hands on as many OMs to see what assets are trading for.

Thanks Gino, i'm looking at a 16-unit multifamily apartments with a CAP rate of 3.5, which is not typical in Memphis; apparently, this CAP rate was used to justify the current valuation. Yes, it is true that those vary from block to block. I'm looking to other comps to place it accordingly. Blessings !!!

Each property is going to have its variables throughout the city. These areas are very street-by-street and property-by-property. I am 100% a believer that each deal needs its own analysis. Now of course, you can look at the face value of some properties and pass it pretty easy, but I wouldn't pass on each deal this way. Best of luck investing!

CrestCore has produced an awesome interactive website ranking the zip codes in Memphis. Is there similar information on Multi-family CAP rates on either zip codes or known areas in Memphis? I'm assumming that there are CAP variations within the City. Blessings !!!
