Flip lead on estate/probate pre-MLS

Soft lead (friend of mine is their handyman) on house in Class A MKE suburb. Flip is only way the cash on cash/flow works. How to phrase my note to them today? "Hi ______, my hubby & have been friends with "___" (great guy!!) for 10 years now. My condolensces for your loss. He mentioned that you may be interesting in selling your Mom's home.  We have been looking for a house in this area for awhile!  (we're currently in "G______" area.
