Dealing with whole seller for a first time

Hello Everyone, 

I have what feels like a potential whole seller deal that I’m viewing property in 2 days. The deal is a great price and makes numbers work for cash flow. I’ve found this deal via Facebook off an investors page for my area. In the post he’s stating it’s not a whole sell , he’s helping a friend and has owners contract.

Deal is a multi family 2BR/1 ba on each unit already renovated 169k with a 1100 HUD voucher.

Thanks to BP I’ve linked up with an investor friendly realtor who advised me there’s no need for a realtor in this deal. 

He’s done nothing wrong I just want to make sure if there’s something I need to be on the lookout for. I don’t know why I would care if it’s a whole sale or not if we get a great cash flowing property.

@Tyriek Hull is this your first deal ? Is the wholesaler providing you a full inspection report ? I would also suggest you have someone join you when you see the property. Best wishes
