Commercial property

So today I have decided that I am going to try and refinance a property I own and look at purchasing a commercial property. I am looking to clear about 125k after fees and everything. Can anyone just a good commercial lender in the Virginia Beach area? Does anyone have any good advice or things I should pay attention to as my first purchase in commercial property? I would most likely be looking at a 8 unit if purchasing in my area.
