Identifying the right market for a first time home buyer looking for multifamily

I'm seeking my first home and I have decided to go after a multifamily home but because I work remotely I was hoping to find the best deal outside my area. But what I'm noticing that most agents and data is local so one agent can't help me anywhere in America. How should I find the best deal since I'm not bound to any location?
