@Evan Polaski, Thanks this is actually what I was thinking. I was in Miami area looking at multifamilies and noticed they were all built in 1920s-1950s. So couldn't believe there wasn't builders building new ones. Especially since there was such a demand for entry level real estate developers.

That's great and timely advice. I found a recently renovated quad in a city about 60 miles away. I live in a very expensive east coast city but in the neighboring city it's less expensive blue collar town. But the unit is going for 1 million. I loved it, but I can see how I can make money in that situation.

I work remotely, I was wondering is there prime markets to house hack? How would I find them?

Are there any new construction Multi-Families? Are there subdivisions of duplex, triplexes or quadplexes?

I heard news story about New Construction is outpacing existing home sales. I was wondering if any of the top US builders are making and selling Multi-Family homes?

I just finished a book that says the best calculation to evaluate real estate is IRR. I have noticed that I don't see anyone else referencing IRR and I am finding free IRR calculators hard to find. Does anyone know if using an IRR calculation really the best analysis tool or should it be used only in certain conditions?

But what I'm noticing that most agents and data is local so one agent can't help me anywhere in America. How should I find the best deal since I'm not bound to any location?
