Wholesaler Newbie looking for local JV Partner/Guidance

I'm new to the game. I've been trying my attempts at wholesaling since late last year and have yet to close on any contracts/deals. I'm super motivated and feel I just need some good guidance. I'm looking to jv a few deals with someone to get the grasp of things. I've ran across a few possible leads but then they disappear to contact. I've been told this is not unusual in real estate. Several meet ups that are informative but consist basically on hearing of others success stories and being told its possible because they have done it. But how did you do it!? Networking is good but on that end everyone seems always tied up in their own real estate affairs that I feel like I'm pushed to the back burner. Looking to connect with someone in my area for some type of guidance. Also interested in virtual wholesaling. Any help is greatly appreciated!

it took me 14 months to get my first deal and then I JV'd with someone and the rest was history......keep pushing, keep learning and keep networking
