Real Estate Agents
I need some help regarding agents.
I am not getting the information I have been requesting from my agents when I need it. I may not be asking the right questions or maybe asking for it in the wrong order.
An agent sent me a listing that appears to be a great deal. She asked me to put in an offer on it before I had seen it. I asked to schedule a tour (it took a few days before I could see it). Meanwhile I asked for the cma and for the sale price of property once it was rehabbed. Her response was “I will get you the cma once I know the extent of your rehab to the property”.
I have seen the property with my contractor and I have my repair costs, I told her what the rehab plan was but it has been two days and still no cma. There have been a few offers on this property so it could be too late at this time to put in my offer.
Two questions
1. Should I see the cma to confirm the sale price she gave me before I put in my offer?
2. How long should it take an agent to get information back to me?
Thank you

Hey Rosa,
That must have been frustrating. You need to understand that agents have to deal with a LOT of tire kickers so if you don't have an existing relationship with them, you most likely will not be their top priority.
In other words they'll deal with you when they get around to it, and agents suck at time management.
Before I became an agent myself and solved the problem, I wouldn't sign any buyer agreements with anyone. When I wanted to see a property I'd just call agents until someone was available to show it to me within 24 hours.
If you haven't signed with her, call someone else and tell them you've seen the property, you're pre-qualified (you are, right?) and want to make an offer but you need a CMA done right now. She was right to wait until you told her your rehab project before doing a CMA, but 2 days is silly. An agent that knows the neighborhood should be able to tell you approximate values on the spot. Obviously a $20k rehab will change the price differently than a $50k rehab would, but she should be able to give you a pretty accurate price range.
