Creative Financing Suggestions for me

Hi Family, 

What are some of the more successful & creative financing techniques for a new investor to begin his journey. I don't want to wait to save another downpayment. ( I saved, and in November life happened causing me to exhaust all of my savings) Any advice would help a lot.

Im also a Realtor in the Atlanta Market if that adds to anything.

Just like Jonathan said, use your license to network, network, and network some more. Go to a real estate meet-up and make connections. Those in that network have the money you're looking for through seller financing, private money lenders, and also Loan officers who will work with you.
