Is wholesaling still a ‘thing’

Hi,

So i’m ready to get into real estate investing and I want to start off small with as little risk as possible. The only avenue I can think of as of now is wholesaling, however, I want to know if it’s practical in todays climate.

I want to focus on land instead of homes (I understand it may be different) but I chose land based on future plans and see this as an opportunity to learn as well.

Honest opinions based on experience, failures, and triumphs?

Wholesaling land is going to be difficult, the due diligence periods to figure out land development are way longer than rehabbing a house. Your sellers might not be okay with a 2 month inspection period. 
Also (and I’m surprised I have to give this advice) don’t commit fraud as was suggested above.
