Beginner looking for advice southern colorado

Looking for advice from some experienced investors. I'd like to get started  sooner than later i believe i have the money to start but would love to find a mentor to shadow and bounce ideas around. I see properties in nearby markets with boarded up windows and doors the surrounding homes seem to be in decent repair and in decent neighborhoods but really would love to talk with someone who can see things I probably can't. Any and all advice would be appreciated.

@Ethan Hilferty- you might consider getting a loan  pre approval  in place  to  make sure you are able to  obtain financing  ( assuming you  will need this )  .....without financing in place - many of the next steps in the process  are not possible
