Would like to go buy and hold long term but I'm open to the idea of other routes

I plan on catching some meet ups to talk with people who are active in near by markets and see what works best in each area.

I appreciate the advice definitely some things I will do and will keep me learning thank you.

Looking for advice from some experienced investors. I'd like to get started  sooner than later i believe i have the money to start but would love to find a mentor to shadow and bounce ideas around. I see properties in nearby markets with boarded up windows and doors the surrounding homes seem to be in decent repair and in decent neighborhoods but really would love to talk with someone who can see things I probably can't. Any and all advice would be appreciated.
