No walk through before offer acceptance

I am a beginner property flipper and was looking for off-market properties and all the properties i find have a clause stating that i can not see the property without my offer getting accepted first and that i need an earnest money deposit of at least 10k to make an offer. There is nothing that states if my EMD will be returned if i make the walk through and decide that it's not the right fit. What do i do? can you please briefly tell me what the steps are and what i'm missing.

Talk to your realtor and if you put in an offer, write in that the EMD will be returned in full within X days if after viewing the property is does not meet your expectations.
