Cash flow in NJ

Live in NJ, and starting out as an investor. Difficult to find cash flowing deals in my state--any advice on outside cities for 2023 for single family  rent ready cash flowing properties?

@Peter Girgis Cash flow is possible in New Jersey but it typically comes with some form of rehab and how you run numbers. In addition if you are planning to self manage cashflow is a lot easier to come across in NJ. From what I notice many investors over estimate on vacancies and managements fees when evaluating properties
