Is anyone having trouble finding properties with a good cash on cash return?

I am working on buying my first duplex or triplex.  I have the financing and the cash but I am having problems finding properties that are cheap enough to make the cash on cash return be at my goal of around 10% considering the higher interest rates.  I am going to start making low ball offers that make the spreadsheet work but does anyone have any ideas to deal with this problem?
