I mean at that point why not just use a HELOC to finance closing costs? Private lender will be close to a credit card interest rate for them to finance something like that. Or just borrow from a friend.


 I have used my equity and am now up to 9 doors using PMLs and PMPs for the entry on 3 of them.  I was looking to see if anyone had any other creative ways to connect with lenders for these kinds of loans.

Hi friends,

I'm starting to build a portfolio of long term rentals using creative finance.  I hope to use private capital to fund the entry fees in second position.  Does anyone have any advice on the best way to find these lenders?

You could also consider selling your investment homes using seller finance.  You could continue to get the income without the hassle of being the landlord.

I have been using Doyenne Property Management and have been happy so far.  I am also using FIRE real estate.

Hello friends,

I have had an offer accepted on a house and found it its a foreclosure that is being sold by a debt collection agency.   They will not offer title insurance.  If a full title search doesn't show any issues do you think I should buy the property?  Again, I will only buy the property if a full title search by a title agency doesn't find any problems. 

Its a good property that I can BRRRR and get good rent on so I am biased on taking the gamble but I need some unbiased and more experienced opinions.

The banks that I have researched that are designed to be online only have lower fees and higher interest rates.

I now have my LLC and EIN for my out of state investments. I am closing on some properties soon and need recommendations on online banks that are good for the LTR game. Any suggestions?
