It’s always great to say your first investment was wildly successful.  But if you wait for that deal, you’re postponing your learning process.   
.   
Make your first investment low risk, low knowledge, low cost of failure.      

If you’re doing a fix flip do landscaping, flooring, painting, roof, etc.

Stay away from structural.  Foundation issues, moving walls, out of state, 

As you progress start doing more difficult properties since you have a greater chance to make a larger profit.  

Buy an existing trailer and rent out. Say $20,000 to $50,000. This single investment will teach you most of REI investing.

My first investment was my worst deal.  But it taught me the most.
