First investment property

Hi everybody, my name is Ivan just beginning my investment journey with a small single family home in Kimberly, Idaho. Financing using a conventional mortgage and looking to rehab the place and then either rent it out or maybe sell for profit. Wondering what is a good approach since I have to occupy the property and am not sure where to go from here, besides living in it while I slowly remodel. Can anyone point me to specific podcasts that discuss in depth methods on how to cashout refinance, or even dome better option.
