 It's possible, but realistically you may be looking at keeping some in the deal and not pulling all of your cash back out. One of the awesome parts of the Jacksonville buy and hold market is the appreciation and the affordability. Not many coastal markets where you can buy a block home under 100k!

It's a balance! Some of the zips with better cash on cash returns are going to also be the ones with lower level neighborhoods.

The cashflow in 32208, 32209, and 32206 will be great! There are some other zips like 32205, 32207, 32246, and 32244 that can provide great cash flow and are positioned in some slightly more desirable, less crime ridden areas. With all things, tenant screening is huge!

I've found that some of the zipcodes on the northside (32208, 32209, 32206) have adequate opportunities to meet the 1% rule; however, with some deeper looking you most definitely can find properties elsewhere in Jacksonville that may not require as intensive of management as Ken mentioned.
