Are there any strategies out there to buy properties to buy and hold without putting down 20% or getting an FHA loan?

Thanks for the insight and valid points. I have a lender to handle the financing, I used several modeling tools to evaluate the deal. But was curious to know what to do after I find the deal. The actual paperwork involved, how much money to put to get a property under contract and get the inspection, appraisal, etc done.

Thanks great information. Does anyone have a SOW template with pictures and material list for bathroom, kitchen, living room, etc? I know Fortune Builders has something, was wondering if anyone has something similar out there.
