New to the real estate game!

Hi! This is my first time posting on here as well as my first time investing in property. Me and my fiancé have one property that we rent out on furnished finder for traveling professionals but I want more! I just am not sure where to start, if this is a good time to buy with the rates being so high and I would like to have them in multiple cities in the country. I do want to stick to MTRs being a traveling nurse myself I know what they are looking for when traveling as well as what it’s like being on the other side of a rental on furnished finder. I have read multiple bigger pockets books and I’ve learned a lot. I am alittle scared diving into the unknown. Any advice is appreciated!
