Property is old and dated but has 2100 Living Space

Just got off the phone with an owner who is interested in selling but the house was built in 1916. Has anyone ever dealt with a late build as such and what would you recommend?

Estimate more for rehab and put aside more for contingencies.   Some bigger tickets items to look for: is the  plumbing galvanized pipes.  For the electricity, is it knob and tube?   Does the sewer get backed up easily.   is the foundation level?  

Older homes can have a lot of character which buyers love.  Once fixed up with high end finishes can make a great investment.
