Owner pays Utilities

Hey team I have a quick question, so I found a great 4 plex to house hack in a C+ area only thing is the owner has to play the utilities, should I stay away from properties like this ? If so what will be some pros and cons when it comes to buying a property where the owner has to pay for the utilities in your opinion I hope you are all good, I appreciate you a lot .

I would avoid this. But if you proceed, make sure you have everything spelled out in writing, maybe set a cap on how much you will pay. Increase the security deposit too. I've seen Landlords get buried by this...I mean thousands of $$...
