Best market for a househack?

Hey everyone!

I'm finally in a great position to get that first property under my belt. I have access to around 20k for a down payment. I work remotely, so I can move literally anywhere in the US where there's a great deal.  I'm looking to househack either a single family home with multiple bedrooms or a duplex. I have a number of markets in mind, but I'm open to anywhere where I can cash flow a bit or at least break even. I'm looking to close on something within the next 2-4 months. 

Would love to know if you have any lenders and/or real estate agents that you'd recommend in areas where you've personally invested? Would appreciate any recommendations! Thanks!

Hey Matthew, super cool that you are looking to house hack and that you have the ability to work from anywhere! My recommendation is to pick a place where you actually want to live. You can consider factors related to the numbers of real estate but in the end, make sure you want to live there. David Greene is always saying to house hack in good locations because you can built up lots of equity over time and leverage a large amount with the low down payment. 

20k is a great start! Make sure to keep saving up and learning. There are awesome loan programs out there that can help. Additionally, it's much more feasible to have the seller pay your closing costs and some points for you in this market. All my house hacking clients are receiving huge seller credits in this market and it's awesome! 

I recommend and use @Albert Bui for both my own and my clients' transactions. 

I've house hacked three times and the equity I've built up in each of them is the vast majority of my net worth. I am confident this is because of the good locations in all of them.
