Hi everyone,

Really apologize for the last minute notice, but I'll be unable to attend the meetup tomorrow because of some unforeseen circumstances, so we'll be cancelling this month's meetup. Really sorry about that!

Come hang out and network with other investors! There's no agenda for this meetup. The goal is to meet and get to know other real estate investors here in the Phoenix area. Everyone is welcome!

Please RSVP if you can, so I know how many to reserve a table for!

Hey everyone,

Anyone have any recommendations for great real estate-focused accountants to help me with my taxes? I just bought my first property in December of 2022 and am currently house hacking it. Think I may be able to still get by with Turbotax this year, but wanted to see if I could find a good accountant first.

I worked with Jeremy Holden to get my first investment property here in Phoenix. Highly recommend! He's also an investor himself, so definitely is a great agent to work with. Here's his BP profile: https://www.biggerpockets.com/...

Yep, turns out that was really high. Got a new 50 gal composite water heater with a lifetime warranty installed, repiping work, and electrical work all done for around $4500 from a different plumber.

Just posting it here for future reference.

Just found out that the studio behind my main house property doesn't have access to hot water since the only water heater on the property is in the main house, and it's too far away from the studio to actually work. Definitely was a huge mistake to not catch this in the inspection period, lesson learned! It seems the best solution for this is to install a separate water heater for the studio.

I just got quoted 12k from a plumber for the repiping work and installation of an electric 50 gal tank water heater. The quote didn't include the necessary electrical work. This quote seems pretty high to me. I also don't think I need a 50 gal water heater, since the studio only has one bathroom, a kitchen sink, and a bathroom sink. Wondering if the quote is too high or if there are any creative solutions to this problem? I'm considering other cheaper solutions or tankless solutions. Any ideas would be helpful. Thanks!
