Major obstacle on my way to start

Hey Guys, I found a great property that I wanted to buy for rental investment, it’s my very first property on my investing journey 

But I got into a problem  with my journey 

So the property is only $70k and I can't get qualified for DSCR loan because they told you don't own a house or primary house so you won't get qualified

I can’t get conventional loan cuz my income and w2 is not that much


and the only think I could probably qualified is bank statement loan since I'm a self employed but I don't have an LLC and they told me you need a two years LLC of your business for that

And I can’t use hard money loan cuz it’s not a fixer up project


is there any other way ? 
I think private money is the only option I have but I don’t know that  many people
