Either laminate or vinyl flooring would be a good choice. since it's cheaper 

I’m not a fan of carpet at all, especially for rental properties.

Post: which market Dallas, Vegas, Phoenix ?

Hey guys I have been lagging for the last year to do action until today I finally picked up the phone and started calling and I think I'm ready to devote as much as I can and do the flip 

so due to my capital limitation I can't do in LA the city I reside so I'm thinking about Vegas, Dallas or Phoenix.... I wanna pick either Vegas or Phoenix cuz it's closer and I can just drive there instead of Dallas since flying back forth can cost money 

but it seems the market in Vegas isn't that good right now 

what do you guys think ? any idea ?

Hey Guys, I found a great property that I wanted to buy for rental investment, it’s my very first property on my investing journey 

But I got into a problem  with my journey 

So the property is only $70k and I can't get qualified for DSCR loan because they told you don't own a house or primary house so you won't get qualified

I can’t get conventional loan cuz my income and w2 is not that much


and the only think I could probably qualified is bank statement loan since I'm a self employed but I don't have an LLC and they told me you need a two years LLC of your business for that

And I can’t use hard money loan cuz it’s not a fixer up project


is there any other way ? 
I think private money is the only option I have but I don’t know that  many people
