Low money small issue

All set to get our first Investment but hitting a snag. We've got just under $20,000 to put towards something. A lender i recently contacted said a HELOC would be an option but I'm unsure what the best route is. Haven't gotten into private lending or seller financed. We're looking out of state so turnkey is ideal. Any markets where we fit in? Hoping to do a MTR. Any advice or suggestions is really appreciated, we're so ready to get in the game!
