Regarding Airbnb one room of your house!

Already house hacking one room in my house. I have a third bedroom and thinking about doing Airbnb. Had anyone done this around the Clearwater area? I’m going to eventually buy a separate investment property when I can creatively. Since I refinanced my house my debt to income won’t work at the moment. Would love some information if anybody had some tips on Airbnb just one room in my house thanks !
