Would like to know the good the bad and the ugly about the market. If anyone has experience with a quality real estate agent that would be great as well.

 It’s great , we get 500 per bed well 3 br house so 3k per month. Best part we are all in 35k, do the math :)

Awesome that’s great I had one of the properties tell me month to month was their structure. I found that odd since that’s not beneficial to the investor. Are you located in the Tallahassee area looking for assistance with a realtor and a good property management company since I’ll be investing from out of the area ! Thanks

I would love insight from local Tallahassee realtors as well. As to how this has worked out in their opinion. Also whether it’s been structured as month to month , mid or long term .

Hi William! Local to you here in Tampa, down the road in st Pete. There are a handful of lenders that will go down to 75k for a loan amount on investment properties. Standard DSCR rules apply

Curious about  lending on homes or condos under 100k. what would be the best direction to head to find such information. I’m trying to go the route of dscr loans or a similar product.  I’m located in Florida so any information would be great ! So I can learn more about the process

So I’ve seen more than a couple inexpensive properties that are condo tels that also allow short term rentals. I’ve found one that I’m really interested in that fits the bill. The numbers all check out so I’d be interested in taking the chance since the prices are so low. The only issue would be financing. I’ve figured out most lenders will not deal in them. So I’m curious if anyone knows a reputable lender that does. It would be of great help if someone does know.

I haven’t rented a room in my house in years. I’m back in the position to do so to make extra money to househack. So I’d love if anyone has a good system for background checks. As well I’d there a good place to go for just a standard lease. I know these were a hassle getting in place last time I did this.

Looking for a realtor with experience in Airbnb only. The background would help best so we can move on the properties efficiently. I’ve put up a post before and unfortunately didn’t have much luck. Multiple people reached out then never responded back after our initial interaction. I need someone that is serious, and has the time to at least respond back and help me find a good investment property.
