Trying to wholesale

Hello BP forums I am trying to take some action here but getting a little stuck mostly nerves and lack of what to do next. I went this Wednesday driving around looking a some homes and I see one with a phone number so I decided to call. When speaking to this person it has dawned on me I have no idea what to say to him?? do I just tell him I want to wholesale this house, do you think he's going to be offended??

another question is that after I gather these addresses how to I find out who the owners are?? I've seen some with boarded up doors and others that have been foreclosed what do I do about them??

I'd really like the guidance and help from you guys, thank you so much

@Mickael Castillo, your whole job is to find out if the owner is motivated to sell in the first place. Most homeowners understand the value of their property and won't even entertain working with you. That being said, if you do connect with a distressed property owner, here are some questions you can ask: has the home experienced any recent updates? how long have you owned the property? is anyone else on the title? can we schedule a time for me to view the home? Wholesalers get a bad rep for lying and not disclosing their intentions. Ethically, you need to inform the seller what you intend to do with the property, hence, why you better have a legitimate end buyer. To find a homeowner's contact information I'd recommend utilizing the real estate platform Propstream. There are other sites of the like, but I'm not as familiar. At the end of the day, what's of most importance is the matter of proper analysis and deal underwriting. You can get properties under contract, however, if there's not enough margin for the end buyer then all parties are just going to get pissed and everyone's time will be wasted.
