My Current Situation

I am 25. I’m in the process of starting a business (Cafe) but I also want to invest in Real Estate. If you were me, what would you pursue first. I have the funds to do one but not both.  I can use the capital to start the business, or use it for a down payment for a property. Any advice on this?
