Looking to Invest in Huntington

I've lived in the state now for around 3 years and have finally come to the point financially where I'm looking to invest.

I've been searching for multi-family opportunities and I've recently stumbled upon Huntington, and I see some commercial (5+) buildings that caught my eye. I was searching in Baltimore, MD, the eastern panhandle, Winchester, VA and Northern VA, so seeing the price tag on some of these is somewhat incredible.

For anyone who lives/invests in and around the Huntington area what should I be aware of? Is it difficult to find long term reliable tenants? The poverty rate seems higher than the national average, along with a slight population decline over a 10 year span, but at the same time there are some apartments in the area whos rents are fairly strong. 


Any insight that any of you may have would be greatly appreciated.
