Has anyone had any further contact with xpress loans 911 or subsidiaries? 

Found another called fixandfliploan.net who is a "partner" and fits in directly with the various reports above.

Looking to buy an apartment building in Huntington, WV. I've made probably 30 phone calls in the past hour and from what I can gather is everyone is extremely busy or it's not worth their time to come out to look at a property when its not under contract. Is this the norm?

I've lived in the state now for around 3 years and have finally come to the point financially where I'm looking to invest.

I've been searching for multi-family opportunities and I've recently stumbled upon Huntington, and I see some commercial (5+) buildings that caught my eye. I was searching in Baltimore, MD, the eastern panhandle, Winchester, VA and Northern VA, so seeing the price tag on some of these is somewhat incredible.

For anyone who lives/invests in and around the Huntington area what should I be aware of? Is it difficult to find long term reliable tenants? The poverty rate seems higher than the national average, along with a slight population decline over a 10 year span, but at the same time there are some apartments in the area whos rents are fairly strong. 


Any insight that any of you may have would be greatly appreciated.

Have you looked into the various FHA 203 K loans? It would require that you live in the property as your primary residence for a year if that's an option for you, but also would save you the 20% down as you could be able to get in at 3.5%

It does create some hoops to jump through, but that would give you the option to wrap in the rehab costs with your loan. Food for thought. I live in the eastern pandhandle, starting my research into Huntington.
