immoral and illegal?

ok, I feel bad about this a little bit and I want to know if anyone knows how to do this properly. I am a mailman and I learned about a gentleman on my route that passed away. I know his mother lives nearby and I could get her number easily. The house is in rough shape, but in a great area of town(perfect rehab). What should I do about contacting his mother--what do I say?
