I've read about wholesaling. Could somebody please tell me, 1. where do you find properties to wholesale? 2. Most of the time, a motivated seller would have mortgage or some sort of lien on the property. 3.How do you wholesale a property with a lien on it? Can you? 4.Do you do a title search like a regular buying transaction? 5. Is there a specific wholesaling contract?

When they say, "no money out of pocket, how does that work it the, "earnest money department."
