New investor, want good advice & where to find offmarket deals

Hello, I am new to real estate and currently looking for properties in Michigan in the (Macomb County and Perimeter areas) and made a goal to purchase my first rental property using the BRRRR method before the end of 2022.

I am looking for advice on where I can find off-market deals wether it’s a website or just advice on a strategy, because I have realized the best deals are the ones that never make it on the market. I feel this had been a huge barrier on me finding realistic deals. 

Also I am a newbie and want advice on how I should go about purchasing my first property and what I can incorporate into my day to day life so I can become a better real estate investor overall with finding deals and the right markets. ANY ADVICE WOULD BE AMAZING!

I am also currently looking for a lender and if anyone who lives in Michigan has a really good lender especially for first time buyers I would love to hear your suggestions. 

I have been listening to the podcast for a couple months now and have been searching the MLS and analyzing deals which have really helped me learn a lot. I feel I have learned a good amount but I know when I start purchasing properties I will start to learn a-lot more through the trial and error of figuring everything out.

    Hey Jacob, 

    I wholesale Macomb, Oakland, Genesee and Wayne Counties. There are a couple of local monthly meetups that you should look into in your area. 1. Macomb Insiders Investor Club Meetup (the 3rd Tuesday of each month) and 2. Michigan Real Estate Investor Network is 2/24/22 at Troy Community Center starts at 5:30pm. Reach out to me if you have any questions... Also, I would suggest driving for dollars in certain neighborhoods that you would like to invest in and write down the addresses of the properties that are eye sores and appear to not been fixed up in the last 20 years then find the owners names, skip trace them and then call them to see if they would consider an offer?
