Thank you very much for your feedback, I Agree that personal letters will go a lot farther then a "mailing template"... 

I'm curious if you were to guess, how many of those individual personal letters have you sent out? and how many deals have resulted from them?

Hi, I am about to start Direct mail for the first time, I am wondering what you would prefer postcards or letters when sending out mailers. I Know postcards are much cheaper than letters, and I know mailers in general is a volume game. I am also curious when creating your mailer template what is the key part you focus on to make your mailer unique compared to everyone else sending mailers?  

Also, side note I invest and live in the Metro Detroit market which is very competitive.

I am always telling people that I buy houses for cash any condition, As well I have a Facebook page that I post weekly to stay relevant and remind people I am looking for houses to buy all the time.

Hi Jonathan, 

Thanks for responding, to answer all your questions. Yes, I live in the Detroit Area, Yes I do have money to buy these properties, And I have been finding all my deals from cold calling, agent referrals, and JV deals with other wholesalers.

I think handwriting these letters will be much more effective than just a typed-out print.

As a beginner to Direct mail, what would you recommend for me when first starting out, What pitfalls should I avoid that most beginners endure, and how should I design my message to the prospect to get the most consistent responses? any help would be greatly appreciated.

Quick backstory on myself and my real estate experience:

I am a Wholesaler/Investor in the Metro - Detroit area and I am about to start Direct mail for the first time. I have been in Business for 2 years and I am doing wholesaling 1 deal a month consistently I have an American Cold caller who calls 20 hours a week for me and I call myself for about 10-15 hours a week. I have enough money saved for marketing that it's time to take on another marketing channel.

So I just had a crazy thought and I wanted to know if you could do a BRRRR and when you go to refinance use an FHA loan at 3.5% , instead of a normal conventional loan at 20%?

Any guidance from lenders or experienced investors would be greatly appreciated!

Those 3 questions will pretty easily weed out tire kickers, wholesalers and non buyers. Youll be left with potential buyers for your deal and those are the people you can share the address with once you have the property under contract
