Buildium and Appfolio are two solid platforms. We use Appfolio and love it. Super intuitive and always making upgrades. 

Propertyware is a big one. But the software is difficult to use. But is highly customizable with API integrations.

I am sure that this topic has been covered to death, but I also know that technology changes so quickly that what worked best a year ago could be replaced by a new player in the space.   So, if anyone has any good (or negative) recommendations on property management systems for landlords, please let me know.   

Particularly interested in ones that scale from small number of properties to large multifamily properties.  

Newbie here. Would appreciate some guidance. We are looking at an off market property in an up and coming neighborhood in Philadelphia. It is a full rehab. Everything needs to be replaced. We are looking to make a substantial profit. Realtor wants highest and best tomorrow. Multiple offers. What tools/ methods do you use to calculate range of rehab cost?   This will be higher end rehab. Home 2,000 square feet. Will need additional bathroom added. Thank you for any advice you can give.
