What metric do you value the most?

When analyzing a deal, what metric do you prioritize over the rest? Not that the others shouldn't be taken into account and they all work together, but is there a metric that makes or breaks a deal for you personally if it's good or bad? Same for when you're analyzing an area in a market to invest in.
