Newbie - Need advice

Starting the real estate journey finally... Need your thoughts so I can my decision confidently. I have 2 properties shortlisted

1) Condo for for 120K - no repairs; will have $300 cash flow from 1st month

2) Fixer Upper for 70K + 50k for repairs (2 to 3 months) - Cash flow will be $300 after 3 months.

Because this is my first, should I choose option 1 to get in there and see whether being a landlord/this industry works for me or should I choose the 2nd option and learn lot more with rehab and real estate; even if it doesn't work out for me; I can refinance and take my money out. Any input is highly appreciated. Thank you.
