New Real Estate Agent and Future Investor

I only posted one time over a year ago but I follow the forums every day and listen to the podcasts all the time. I spent 2021 with two goals in mind; learning as much as I could and purchasing one investment property. I've read just about every bigger pockets published book and love the podcasts and I read the forum posts on here and on Facebook so I have come a long way in the lifelong journey of education. I also did take action and put out six offers over the summer of 2021. The sixth one finally got accepted but fell through because of financing. It was definitely disappointing but I did learn a lot and have a better path going forward in terms of financing. I will be focused on using a commercial lender instead of more traditional financing because it works out much better because I am self employed as an Uber and Lyft driver. After my deal fell through I did make a career change. I got my real estate license this January and I am just starting out while still continuing to drive for Uber and Lyft just to pay the bills. I would love the opportunity to work with investors in the Milwaukee, WI area as I hope to invest here as well soon rather than later.
