I only posted one time over a year ago but I follow the forums every day and listen to the podcasts all the time. I spent 2021 with two goals in mind; learning as much as I could and purchasing one investment property. I've read just about every bigger pockets published book and love the podcasts and I read the forum posts on here and on Facebook so I have come a long way in the lifelong journey of education. I also did take action and put out six offers over the summer of 2021. The sixth one finally got accepted but fell through because of financing. It was definitely disappointing but I did learn a lot and have a better path going forward in terms of financing. I will be focused on using a commercial lender instead of more traditional financing because it works out much better because I am self employed as an Uber and Lyft driver. After my deal fell through I did make a career change. I got my real estate license this January and I am just starting out while still continuing to drive for Uber and Lyft just to pay the bills. I would love the opportunity to work with investors in the Milwaukee, WI area as I hope to invest here as well soon rather than later. @Brock Mogensen I did talk to a lender yesterday from A+ Mortgage and they wanted me to get a co-signer and have 20% down. To avoid a co-signer I would have to wait another year and a half. Do you think community banks would be flexible on having a co-signer? I am planning on putting together PFS and calling a bunch of them. Do you have any advice or a form you use for a PFS? Thank you!

@Will Fraser I am planning on living elsewhere and I am definitely starting to look at single family homes as well.

Hello, I’m just starting out in the Milwaukee area and I’m looking to buy and hold duplexes. I’m not set on that and I am open to other strategies like single family homes. After doing some research I am concerned about qualifying for a loan. I’m a former teacher and now I’m driving for Uber and Lyft full time. My income is comparable to my previous salary but it seems difficult for gig economy workers to get loans. I would appreciate any advice for starting out and qualifying for loans.
