Not essential, but having a good income is REALLY helpful, which college helps with. But student loans don't help - so work your butt off in college to graduate debt free, and you'll be at the best of both worlds!

And if you haven't - I highly recommend listening through all 37 of the BiggerPockets Podcast episodes. They'll help a TON!
