Putting a price on an investment property... how??

Hi everyone!

I've started looking at two family, three family, and four family homes to purchase for investment. I know what I can afford according to my broker. However, how do I calculate a GOOD DEAL? How do I know what the price of that property should be in order for me to cash flow positively.

I'm super nervous yet super excited and looking for some advice.
