Thanks for all of the feedback. After careful consideration, I've decided to try my first property within my own backyard. I currently live in NY (super expensive) so I will be looking within 2 hours of less driving to find a deal.

I do plan to go visit some surrounding areas to see which areas I may like or not. I'm in the middle of starting and learning a new career which has taken up a bunch of my time but I'm still in this.

I will looking into speaking with a lender this week to see what I can afford before I start "shopping'

Hi Everyone,

I'm a soon to be 35-year-old new investor. I tried my hand at RE investing years ago and lost a lot of money. I was able to save up and I'm ready to try my hand at this again but smarter. My short-term goal is to find a property to house hack by the end of the year. I am open to moving anywhere in the country as I work remotely.

My longer-term goal is to create a RE portfolio that will bring me at least $10,000 net profit monthly. This is the number I need to reach my early retirement goals.

I don't know where to start and would appreciate any help or guidance. I am ready to hit the ground running and will work my a** off to make it happen.

I'm always interested on any new information that can be helpful.

Hey all!

I'm turning 30 next month and have been thinking about getting into investing for years. I made a crappy deal and lost some money a few years ago and now I'm ready to try again. I was laid off from my job recently and I'm just tired of the 9 to 5 life and putting my financial situation in the hands of others.

I have a few thousand saved and some 401k money doing practically nothing. I also might have a potential cash investor available to me.

My starting goal is to find a property that I can live in and also rent out, if possible. I know I live in a ridiculously expensive city but if anyone has any advice on how I can get started (I know very little) please share!

Following. I also live in NY and I know how ridiculously expensive it is to live let alone invest here. I'd love to know how you and your wife made the decision to purchase in Ohio.

Post: Putting a price on an investment property... how??

Hi everyone!

I've started looking at two family, three family, and four family homes to purchase for investment. I know what I can afford according to my broker. However, how do I calculate a GOOD DEAL? How do I know what the price of that property should be in order for me to cash flow positively.

I'm super nervous yet super excited and looking for some advice.

Chris Rosenberg I actually live in hempstead. There isn't much inventory besides in the bad areas of the town. There are a lot of foreclosed or abandoned homes in the more rough parts of the town. I'm not in a position to really buy a fixer upper. I was looking for more of a turnkey property for my first investment. Hempstead multifamily units are still kind of pricey and a lot of them are in the rougher areas. However I'm more than open to keep looking. Maybe something will pop up that I missed for a really good deal! Im just so ready to make some traction and get out there and start actually looking at potential areas and talking in person to agents. It's a bit overwhelming bc I'm not sure what the hell I'm doing but it's exciting to figure out!
Tim G. Oops! No wonder I'm getting all of this wholesaling advice lol. Didn't even realize where I posted. Thanks!
