Hello, Is this a bad idea?

How likely would someone on the mls be willing to do seller financing? Do I still need down payment?
Example- 

1b/1b 600 sqft listed at $109500

No pictures of the inside, so I’m estimating rehab.

Estimated purchase $75000

Rehab $2500-10000

Rent 650-850
