How likely would someone on the mls be willing to do seller financing? Do I still need down payment?
Example- 

1b/1b 600 sqft listed at $109500

No pictures of the inside, so I’m estimating rehab.

Estimated purchase $75000

Rehab $2500-10000

Rent 650-850

I just have to say I’m not ready to buy, but how low of a lowball offer is too offensive?

My primary is steps away from UOP. I don’t have any rentals yet, building capital. But my route is near the center of Manteca, lots of affordable housing.

Hello, I’m a complete newb to the real estate investment world. I’ve listened to countless podcast/YouTube videos and I’ve read some books. Just purchased my first primary residence in Stockton, Ca.

I’m a mailman in Manteca, Ca. I see tons of what appear to be vacant or visually distressed properties on or close to my route. I wanted to know if y’all be interested in them, of course some of these could be yours.
