pulling comps and the other properties are not matching up

Hello BP,

I am pulling comps on a property and the market I'm in has a very low cost barrier and the homes around it are not comping high at all. so it's keeping the ARV low. how do I find good comps or what should I do in order to get a better ARV that's above my purchase price? I'm asking in order to be able to pull my money out when it's time.
